Good location, only a few meters from subway station Manzoni (two stations from Tewrmini) and a walk distance fro Saint GIovani Laterano's church, the most beautiful in town. Breakgast is simple, but it was enough for me. Everything in the hotel is brand new and walls have just been painted. The room is spaceful and counts with a lcd television (only italian channels), ceiling fan, hairdresser (real one, not those from hotels), wi-fi and a safe box. The street is very quiet. Staff is friendly.
It's an apartment that has been transformed in a hotel with three rooms, so don't expect too much profissionalism. There is no reception during most part of the day. They don´t accept credit cards (don´t believe the site when it says so). Altough my bathroom was individual, it is outside the room, what is very unconfortable. The hot water doesn´t last 5 minutes. The street is very calm, but we were almost robbed there (Rome problem).

The location was ok.
The staff was unhelpful, unpleasant and down right confrontational. Their poor service was only exceeded by their inability to speak english. I would avoid this hotel at all costs.

Very kind staff/owners. They went out of their way to pick us up from the train station late at night for free. They even drove us the next day to an out-of-the-city mall to get a new camera (since our old one broke), and then to a local supermarket to get food and drinks for our stay. You will feel like you are a house guest. Location is also very convenient, close to 2 metro stops.
Air conditioning in the room would have made the stay more comfortable.

The people that have Gentes b&b are very nice pleasant and helpfull. The hotel makes you feel that you are in your own house. It is clean and eatch room has it's own bathroom. It is small and warm. It has a kitchen and you can cook if you want. It's close to Manzoni Metro station (Just 2 minutes walking). There's a fan on the ceiling in case you are hot. Wi-Fi and tv if you want.
The area is not the best, but we didn't find any trouble.

The room was quite comfortable and cozy. The location was quite convenient. I could walk to the Coliseum easily. It was 2 stops away from the main train station. Stefano and his family are quite friendly. They were not very informed about tourist attractions, but were quite keen to help and research and get back to customers.

It was a nice hotel, the staff were very nice and helpful.
The central heating had strange time settings: off in the cold mornings, on during the day, and then off by about 9pm.

Very close to the Metro. Clean, friendly. Internet access. Good value for money.
Construction in building was noisy during the day.
